GURUGRAM: The Haryana Real Estate Regulatory Authority (H-Rera), established in 2017, claims to have resolved 70% of all grievances, 14,801 out of 19,136. Most of these complaints were from buyers at home from Gurgaon, considered the largest retailer in Haryana.
However, according to legitimate data, the retention rate of grievances is decreasing every year. For example, in 2021, H-Rera can adjudicate or resolve 29% of the complaints it receives.
According to investment data, the total number of complaints received online in 2021 was 5,733, an increase of 18% over the previous year. However, only 1,669 were removed from administration. In 2020, 4,830 complaints were received. The exploitation rate was improved by 79% (3,832 complaints resolved).
The majority of complaints were 6,344 complaints received from management in 2019. H.rera also had the highest completion rate this year with a completion rate of 83% (5,279 patients).
When asked why there had been a reduction in complaints, K.K. Khandelwal (Chairman Haryana RERA) said: "The request for reimbursement has been limited for more than a year. Moreover, the position of the police was badly affected by the epidemic. One of the members also retired."
He said the number of complaints sent to management has increased due to homebuyers' knowledge and confidence in H-Rera to resolve grievances. Khandelwal said, "We look forward to expediting the process with new digital court proceedings."
H-Rera said management has taken a number of new steps to ensure prompt resolution of any issues arising from property buyers and developers. "The number of jobs registered with the police has increased. In 2021, 93 new projects were registered, compared to 48 years before. The same goes for the number of real estate representatives. registered for transparency and without interference with home buyers,” he added.
However, a group of homebuyers continued to demand stricter requirements from regulators against manufacturers who violate the terms of their licences. Lawyers representing homebuyers said the model requires administrators to decide on grievances within 60 days, but filing complaints can take 4-6 months and sometimes longer.
