Marathon Futurex – The Tallest Commercial Building in India
Marathon Futurex has been launched as a financial and IT business center by the Marathon Group. Marathon Futurex is nestled at Lower Parel in Mumbai and planned to be India’s tallest commercial structure. It is located at the heart of busy landmark of Curry Road and Lower Parel. It enjoys closeness to some of the significant business houses like Kamala Mills, Phoenix Mills, and Peninsula Corporate Park etc. The project is projected to be developed in the land complex of Mafatlal Mill. It is project to be established across 1.1 million sq. ft. of built-up area.
Technology Used in Construction
The formwork German and Spanish technology has been used to construct Marathon Futurex. This structure has been made with modern elevation and full glass façade to make it energy efficient. It is made with Building Management System (BMS) to maintain, manage and protect the whole commercial premises. BMS also manages automation security measures along with all electronic devices like CCTV, lift system, access control, and electronics and water management systems. Eco-Friendly Architecture
Indian Green Building Council (IGBT) is expected to award Marathon Futurex with a gold rating because of its modern and green construction methodology and eco-friendly design concept. The cooling and heating of the building has been designed on a Solar Envelope Design which can detect the thermal patterns which chance around the year. The façade of the building is made with Low-e, double glazed glass which allows reducing heat and pass the light.
Materials such as micro silicon, fly ash, adhesives, and low volatile paints made with organic compounds, and various recycled elements have been used in construction phase. This way, it ensures lowest damage to the environment. The building’s orientation also cuts down the requirement of artificial cooling. Hence, it saves power too. Marathon Futurex features over 15 sky gardens covered with glass boundaries which work as barriers to the heat in day time. It also has a confined sewage disposal plant for 0% water discharge and rainwater harvesting for conserving water.
