RERA Issues Notice to 140 Builders to Register Under the Act

The interim H-Rera or Haryana Real Estate Regulatory Authority has sent notices to 140 builders to get their residential projects registered under the act. Till October, over 600 applications have been submitted to RERA for registration. Till date, 345 real estate projects have been registered already. According to the stats, 155 applications are under process. According to the sources, the figures also included the projects for which builders have submitted incomplete applications or applications in wrong format. All such projects are under constructions and have not got any kind of occupation certificate. All the developers have been asked to either submit complete or fresh applications for registration as soon as possible, according to the H-Rera officials. A senior official in H-RERA authority added, “We have sent notices in all the cases where it was mandatory to register the project but developers haven’t filed yet. In few cases, applications were submitted but were inaccurate or incomplete.”

According to the Haryana Real Estate Regulatory Authority, all projects which didn’t have any occupation certificate or not applied for occupation certificate as on the notification date of the Act which would come in the purview of Act. The authorities issued the notices earlier to some of the developers to advertise their projects, both existing and current, without having to register them under RERA. No developer can promote their project unless they register it under RERA, according to section 3 of the Central Real Estate Regulation Act. The interim authority got around 600 applications in total till October, exclusive of incomplete applications for registration. When 345 projects have got registration certificates and have been cleared, rests of 155 applications are still being processed. The industry insiders reported that the government doesn’t have any specific projects currently that come under RERA in Haryana. Currently, the interim authority is working on a list of projects, which don’t have OCs so they can have specific projects under the influence of RERA, the source suggests. However, the government has extended the deadline to set up H-RERA and authority is scheduled to be effective by November end.
