Gurgaon Verses Noida
Many times people debate about buying property and weigh their options between Gurgaon and Noida, so it becomes Gurgaon verses Noida. As a property consultant people ask me for advise on buying property, we help them make the right decision and mostly for the investors its between Gurgaon and Noida.
So, what do we tell them, first of all the investor has to be very clear in their mind whether they are just investing in the property to sell it at a later date and make profit, or is the investment for dual purpose of investment and probability of one day using the investment property for themselves. Depending on the answer ,we have to move forward. If it is only the investment property , then depending on the budget range we select a location Gurgaon or Noida.
Gurgaon the prices have gone up in the last few years and the minimum amount you need to buy a two bedrooms apartment anywhere in Gurgaon , is about 80 lacs. but in Noida you can buy a similar apartment for about 55 lacs. In Gurgaon the range of available properties is very vast, lets say from 8o lacs to about 28 lacs for a residential unit. In Noida the range would be from 55 lacs to about 8 or 9 crores for the best of properties. so, deepening on the clients budget we select the location and then comes the choice of builder and the location of the property.
The property we invest in, has to be right property, saleable at any point of time. The selection of the right property is most crucial aspect of investments in property. the investment property has to stand the test of time, as in the real estate market, you have to face both ups and downs. If the property is bought at the right price, at right location with strong builder back up, then it is saleable at any point of time.
It is hard to tell , whether investing in Gurgaon is better or Noida, there are so many variables and factors, that determine , which is right property for the investor, and indecision may differ from investor to investor and they all may be right. But for us the property which has high saleable value and probability is the right property to invest in.
