When the overall property rates remained tempered in the Mumbai Metropolitan Region, there are suburbs like Ulwe, Versonva, Madh-Marve and Majiwada-Kasarvadavali likely to go expensive if some of the upcoming transport infrastructure developments take place according to the given time frame, as per the reports released recently.

According to Knight Frank, real estate consultancy and research firm, the prices in sea-front areas like Versova, Madh-Marve are likely to rise by 14.2% a year due to the improved connectivity with upcoming Versova-Madh Sea Bridge and coastal freeway between Kandivli and Nariman Point. The location advantages of these areas may definitely blow up real estate prices. In the same way, Majiwada-Kasarvadavali is also getting expensive by 11.2% because of the plan of state government to build metro rail corridor between Kasarvadavali and Wadala over the upcoming five years.

According to the report, Ulwe will also see the higher property prices by 9.7% per year. Over the past couple of years, prices have been inflated due to the expectations of much delayed Sewri-Nhava Trans Harbor Link and Navi Mumbai International Airport. Madh Marve is one of the most expensive suburbs out of three destinations where growth rate is forecasted by around Rs. 13,500 per square feet. At Majiwada-Kasarvadavali, the current property rates are Rs. 8000 per sq. ft. and the prices are around Rs. 6000 per sq. ft. in Ulwe.

According to National Director and Chief Economist – Research at Knight Frank, Samantak Das, these locations are going to witness hike in property prices only when these projects are developed in the period set by the government. Because of a lot of opposition from the fishing community, Madh-Versova Bridge has been non-starter so far. The plans for coastal freeway are still under process to be finalized. The Trans Harbor Link is waiting for the clearance and Navi Mumbai airport is under tendering. For the rest of the region, the price hike will be a lot lower than rise in consumer price index. When some of the areas in Mumbai have stagnated prices, some other areas are seeing around 5% of rise.

Residential projects located in Gurgaon alongside Dwarka Expressway had “Work in Progress” signboard for around 6 years. There are certain land acquisition issues in Delhi and Gurgaon which led this 18-km stretch to delay completion. The projects located along the expressway are in different stages of development. Some of them are getting finished, some are almost done, and others are still waiting to add additional floors. Nitin Gadkari, Union Transport Minister, has announced to accord Dwarka’s National Highway status at Happening Haryana summit. It will be the hope for thousands of property seekers who invested here and looking for possession of such homes. Manohar Lal Khattar, Chief Minister of Haryana, declared the final deadline as June 2017.

Now the question is how a national highway status will benefit Dwarka Expressway. According to the experts, the finalization of expressway project will be boosted because it will be controlled by NHAI (National Highways Authority of India). After the transfer, as per the Highways Act, Dwarka Expressway is all set to fall under highway administrator by NHAI. In Gurgaon and Delhi, land acquisition will soon become faster once National Highways Act Section 3(d) is issued. The disputes related to compensation will be fixed soon once the road is developed by NHAI.

Another important question which should be answered is whether noise is made on allowing NH status to the stretch of 150 meters will find any impact on real estate prices. According to Executive Director and Founder, Prashant Kaura, GenReal Property Advisers Private Limited, the market is depressed now. Once the highway is completed in Haryana and patches are made after land acquisition disputes, we may see some sort of activities in the real estate market. As of now, some sort of sales is happening and settled at around Rs. 6000 per Sq. ft.

NH Status will benefit some of the projects located along Palam Vihar and Khirki Duala areas which cover sectors 104, 102, 90, 89, 88 etc. Several developers seem to match their schedule of delivery and completion of projects with the deadline of highway completion. The projects in Delhi may take longer time.

The slow growth of real estate market, that barely witnessed new projects, got a surprise recently. The numbers of affordable housing have pushed up suddenly. Several projects are launched under Affordable Housing Policy of Haryana Government. Some of the prominent developers in Gurgaon launched 60000 units in this scheme are Signature Global, Adani Realty and Tulip Infratech. Over 57000 apartments of up to 400 sq. ft. to 600 sq. ft. are available for sale in the state. This affordable housing policy may attract middle class group earning around Rs. 40000 per month on average.

The real estate projects are positioned in well-developed sectors like Sector 103, Gurgaon. The prices of these apartments are almost similar to the market value of other projects nearby. But super area is offered to the consumers, instead of carpet area. A lot of affordable projects in Gurgaon are located in flagship sectors from 58 to 115 under Sohna Urban Development Plan and Gurgaon-Manesar Urban Complex 2031. The directorate of country and town planning in the city has issued 35 licenses so far to the developers for the area spreading over 202 acres. Around 9 licenses have been issued among them in Sohna.

Adani Realty has introduced affordable real estate project in Haryana under Aangan brand in Sector 88A to Sector 89A. The project head, Sanjiv Tyagi claims that the developer has introduced over 838 units under this scheme and awaiting environmental clearances. They are also willing to add further 300 residences to the same project and applied for further licenses. They are also looking forward to launch other projects in this segment. Recently, Signature Global also raised Rs. 150 Cr to introduce another housing project from ICICI Prudential Fund, Orchard Avenue in Gurgaon. With this project, they are offering around 729 1BHK and 2BHK units from Rs. 13.8 Lakh to Rs. 22.17 Lakh for Rs. 4000 per sq. ft. Chairman and Co-Founder, Pradeep Aggarwal, Signature Global Group admits that they have around 7500 homes under pipeline in Gurgaon. The developer has launched projects in Sectors 71, 81, 93, 103 and 107. We are planning to introduce four projects in this segment.

Gujarat Government has covered up to 200 infrastructure projects to woo the foreign investors. The delegations of Gujarat including business leaders and officials are on a trip to Canada and the US to invite companies to pay a visit to Vibrant Gujarat Summit to be held on January 2017, according to a senior official, Bharat Lal, heading Gujarat delegation, told American investors group during a Chicago based road show.

The Gujarat delegation includes top business leaders and officials. Up to 75 business leaders and government officials attended the road show which was organized by the USIBC (US-India Business Council) and FICCI (Federation of Indian Chambers of Commerce & Industry) at the office of Baker McKenzie. He further said that the culture of entrepreneurship in the state and the ethos of our government promotes industry and business and create opportunities for people of not just the state, but also India. A few months after that purchase we had to re invest the capital from the house back into the market so my parents decided to purchase another house. We used a different agent who was representing an NRI seller. We came to a price decision with the agent and did not meet the seller even after we agreed. A meeting was set for us to pay the money. I though the seller will come then but he did not instead only the agent who I hardly knew came . He hardly counted the cash and moved in a hurry he took a large chunk of cash and told us that he will meet us directly at the court. Riddhi Siddhi Group, Ahmadabad based developer, has signed city’s biggest land deal of Rs. 268 Cr with Inductotherm India by acquiring 69000 sq. yards of plot. This year, it is the biggest real estate deal so far in Ahmadabad. Since Inductotherm India has moved its facility to Sanand, the plot remained vacant. The registration and deal has been done with Riddhi Siddhi Infraspace recently, according to the sources. Riddhi Siddhi Group is the firm owned by the Chowdhary Family which is based in chemical and commodity business. The plot is positioned at the prime location connecting Ghuma and SP Ring Road. The land is located on BRTS Route. The plot is located opposite to yet another vacant land which is currently a vegetable market and it is fully covered by commercial properties and plots.

According to the real estate sources, negotiations had been continuing over the last six months and some of the real estate players backed from the acquisition even after some papers have been signed. According to the sources, Rs. 2.68 Cr and Rs. 13.13 Cr have been paid as registration fee and stamp duty respectively in registrar’s office. The media couldn’t connect to Riddhi Siddhi Group and Inductotherm officials for comments. There are two important land deals happened last year in Ahmadabad. A real estate arm of Sheetal Infrastructure Ltd, Mahika LLP has owned 27000 sq. yard of plot near Alpha One Mall, Vastrapur for Rs. 228.31 Cr. Originally, the plot belonged to AES (Ahmadabad Education Society) and auctioned by Charity Commissioner in October.

Earlier this year, an Aarohi Group enterprise, Essam Infrastructure bought 50000 sq. yard land for Rs. 368 Cr near Surdhara Circle at Memnagar. The Charity Commissioner has also auctioned that land also which was owned by the Ahmadabad Panjrapole Sansthan. South Bopal area of Ahmadabad is witnessing great infrastructure development in Gujarat and it has become the major real estate market in the nation. It is one of the leading growth drivers in the state. A lot of smart cities have been planned to be developed across the country.

Real estate agents are all set to see hike in real estate prices in areas from Airoli to Turbhe because of cumulative factors, such as completion of Rabale Railway station, higher train frequency from Thane to Vashi link and plans to enhance the Thane-Belapur road. Currently, the Central Railways is operating 18 services in one rake from Thane to Vashi and 9 from both ends. Once the proposal has been approved to expand the services from 18 to 22 by the Central Railway headquarters, the services will be operational. According to the Railway officials, the plan is expected to see green signal by this week.

According to AK Tiwari, Addl. Divisional Railway Manager in Mumbai, the department has done all the ground work required. Once they get the approval, they will start additional services and time table will be changed slightly. Currently, trains take around 36 minutes for covering the 18 km stretch from Thane to Vashi. The Railways is planning to short the travel time down to 31 minutes. It will be possible when the speed of trains will be increased and the changeover time taken by crew members at stations will be reduced.

In Thane-Vashi stretch, the real estate prices had steadily been grown up by 5 to 7 percent till the year 2004. Last year, real estate prices have seen great surge. Last year, the prices have seen a hike of around 25%, according to Rajesh Prajapati, President, Builders Association of Navi Mumbai. Higher train frequency will be attracting investors from Dombivali, Thane, Ambernath and Ulhasnagar to own a property in this stretch, according to Anil Bagaria, Real Estate Agent based in Navi Mumbai. According to him, there are still no signs of quick price hike because availability outperforms the demand in this region.

The actual effect of rail link will be seen when train’s frequency reaches around 15 to 20 minutes, according to Prajapati. Builders are expecting to see spurt in property prices just after the completion of Rabale railway station by the year end. The property prices and demand are increasing with the new rail connectivity.

In the Master Plan 2021, the Draft Redevelopment Plan is notified for Special Area, Karol Bag and Walled City Extension and taken in the Technical Committee of DDA. In compliance with the given decision, the Town Planning Department of North Delhi Municipal Corporation has issued public notifications in December in various newspapers last year and inviting suggestions/objections before finalizing them in the Special Area Redevelopment Plan. Karol Bagh Trader’s Welfare Association was one of those who sent suggestions to the DDA. According to the redevelopment plan, Karol Bagh is one of the major commercial centers out of the walled city.

The redevelopment plan states that the area is all set to see comprehensive redevelopment with the provision for up-gradation of utilities and facilities and parking. The commercial areas in Karol Bagh have been considered to emerge as a Metro City Centre with a great potential in Special Area. The boundary of the CBD runs through the MM Road, DB Gupta Road, Pusa Road, Panchkuian Marg, Main Tank Road, Maharana Pratap Road, Ramjhas Road, and Vishnu Mandir Marg. Karol Bagh has been divided into Karol Bagh Extension and Karol Bagh – Commercial Area by the MCD. Karol Bagh Extension is completely residential. On the other side, Karol Bagh Commercial is covered by Saraswati Marg, Gurudwara Road, Arya Samaj Road and Desh Bandhu Gupta Road.

Pearls Group, a well known real estate company, has reportedly owned two major sectors – Sector 100 and Sector 104 in Mohali Punjab and around half of Sector 96 and Sector 99, according to CBI into the assets of the group, which is reported to rope in 5 crore investors of around Rs. 51000 crore.

According to the sources from CBI, the group was all set to develop sectors as their residential townships, known as Pearl City, which is stretched around 500 acres, according to the official website. The sources said that the agency is focusing on the assets of the company which has duped investors by attracting them to provide land for their investment. Along with the alleged land ownership in Mohali, the CBI has found that the group owns 750 acres in Banur area, near Chandigarh. It is emerging as the flagship real estate hub in Punjab.

According to the sources, the group is also the owner of 400 acres of landscapes in Ludhiana, besides the huge open lands in Zirakpur region in Punjab. Over there, the developer is developing residential colony, named Nirmal Chhaya. In Punjab, Zirakpur is fastest growing as a satellite town around Chandigarh. The agency has found 66 offices in posh neighborhoods and Connaught Circus area along with huge swathes of land which is spread over the national capital. According to the officials, the properties are going to run into 1000s of crores according to the current market rates in this region.

The agency is providing the details to Justice RM Lodha committee that has been handed over by the Supreme Court to be working on steps to return the money which is received from the investors. The apex court has ordered the agency to provide all the records related to PACL properties to SEBI which was assigned to take necessary steps to sell the property for refunding money to the investors. Despite being a tricity, property prices in Mohali have been sinking. On the contrary, smaller cities in Punjab have been rising in Punjab. Mohali is still seeing significant growth in real estate development.

There was an event on industrial development at Kashipur in Uttarakhand organized by the members of PHD Chambers of Commerce & Industries in Uttarakhand Wing. The CM has announced that the government was looking forward to reduce the Mandi tax to 2% from 3% on raw industrial goods used for production.

To fix the problems related to industry, such as repair of bridges, roads, drinking water and commissioning power projects, CM Rawat has announced to form a committee led by Chief Secretary, Rakesh Sharma, to address the problems of industrialists. The committee including officials and industrialists from the department of revenue, industries and finance will hold meetings with chief secretary every 2 months and fix issues related to development. Industrialists and entrepreneurs attending the meeting urged the chief minister to deal with land-related issues.

It will lead to substantial growth in real estate sector in SIDCUL Haridwar and several builders will plan to develop new residential projects. The CM Harish Rawat has also introduced an entrepreneurial park which is stretched over 10 acres of land in SIDCUL.

Piramal Fund Management has completely deployed Mumbai Redevelopment Fund worth Rs. 500 Crore with this transaction. They raised the fund in the mid of October 2013 and they had invested their money in redevelopment projects of slums. Piramal has completed 4 transactions and three of these are from Omkar Realtors. Piramal has successfully done several deals earlier, either as joint development partner or independent partner. According to Khushru Jijina, MD of Piramal Fund Management, they have seen an upsurge of demand to look for redevelopment projects in Mumbai.

Slum redevelopment is considered to be very important in a land-starved city and more new developers will arrive in.

Over the next few months, Piramal is all set to launch next series “Mumbai Redevelopment Fund II”. They will invest further Rs. 500 Crores in both society redevelopment and slum redevelopment projects. Piramal has successfully raised Apartment Fund of Rs. 500 crores in 2014 to own apartments from developers at huge discounts. They first invested in Alta Monte from Omkar in Mumbai. Before the official launch of their project in Bandra, they have bought the inventory of Rs. 75 Crores and sold a part of that with word of mouth. The apartments are available at Rs. 7 to Rs. 8 crores each and construction is going on. In the first phase, around 25% of first phase is sold.

These residential areas are in close vicinity to the commercial and industrial areas.  In fact approximately 50 hectares of land in sector 99A ( along the Delhi- Rewari railway line) has been reserved for            meeting the requirements of the wholesale industry.  The growing  demand for industrial plots, by automobile, software and other  pollution free industries,  along the Gurgaon-Manesar Urban Complex , is creating demand for corresponding residential areas.

Many times people debate about buying property and weigh their options between Gurgaon and Noida, so it becomes Gurgaon verses Noida. As a property consultant people ask me for advise on buying property, we help them make the right decision and mostly for the investors its between Gurgaon and Noida.

So, what do we tell them, first of all the investor has to be very clear in their mind whether they are just investing in the property to sell it at a later date and make profit, or is the investment for dual purpose of investment and probability of one day using the investment property for themselves. Depending on the answer ,we have to move forward. If it is only the investment property , then depending on the budget range we select a location Gurgaon or Noida.

Gurgaon the prices have gone up in the last few years and the minimum amount you need to buy a two bedrooms apartment anywhere in Gurgaon , is about 80 lacs. but in Noida you can buy a similar apartment for about 55 lacs. Effect of Politics on Indian Real Estate Industry

Indian real estate industry , is very sensitive to the politics of our country. The main reason for the industry to be so much connected to the politics is, lack of government interference in regulating the real estate industry at large.

Unlike so many countries in the world, in India the Government does not have a central policy for property industry. The government in India , does not control the prices of the property, specially sold by the private builders. In my opinion, about 80% of the real estate sector is controlled by the private players and the government as no role in it.

 Some of the developed countries,like Canada , where the prices of each and every property being sold in the market is controlled by a system, which protects the interest of both sellers and buyers. Buying a builders property directly from the builders in Canada is easy and secure. The government regulation does not allow the builders to take the buyers for a ride. The amount of money that can be collected by the builder, from each buyer is fixed at 30%, rest of the amount the builder has to fund on its own, to complete the project. The builder also gets help from the government to complete the project, at very low interest rates. This money has to be used only for the particular project for which it was  This way the builder gets timely and enough funds to complete the project in time and deliver the quality it promises.

In the Indian real estate industry, because of the absence of any strict regulatory body, the builders collect money from the public, solely baed on their reputation. After collecting the first instalment, they float the project and buy the land from the same money which they have collects from the public. since this land is also bought o instalments from the market, builder collects more money from the public and pays off the land owners. By now builder has collected about 30% of the total cost of the project and then starts the excavation process, which is almost free, as the mud from digging is sold for land filling sites, thus offsetting the price of digging.

Now the builder demands the another instalment from the public and starts the construction process, since the construction depends on the money to be collected the construction process is generally slow and if the buyers are lucky, they will get their dream home in about 6 years time, which has now become the norm of the day.

The point is, if we had a regulatory body controlling the Real Estate market with certain rules and regulations for the builders, then we would certainly have better complexes and delivered in time.So, the question arises , why do not we have a regulatory bill , the answer is simple – this is the effect of politics on Indian real estate industry. All the politicians are deeply involved in the property market and have large stakes with the builder firms, so they let the builders make more money than they can make.

The government has to come clean and make a regulatory bill for the real estate industry, only then the buyers will be able to get their moneys worth. The soaring property prices will also be controlled and each and every resident of India will be able to buy a Home for the family.

The builder will set conditions, like minimum value or amounts which can be invested. The time horizon is also set by the builder, as the money has to be invested for certain period of time, with Lock in clause. In case the investor has to break the lock in clause then the interest value , paid by the builder will be less than half. This module is actually very successful and works well with the investors looking to invest their moneys for 3 to 5 years time frame. Some of the builders bring out schemes which have lessor time horizon as well, mostly 18 months and onwards.

The schemes which say double your money in five years, work on the simple logic of money lending. You invest your money ( the entire sum ) upfront with the builder, the builder will allot properties to the investor, amounting to the value of the investment. These can be either undercostruction apartments, or plotted schemes. These properties are issued to the investor as collaterals, which serve dual purpose for the investor. First and foremost is that the property is the safety feature against the money given to the Developer, also it gives the investor a greater opportunity of making money. In case , at the end of the tenure of loan / investment the property value goes up more than 20% per annum, then the investor has the right to sell that property in the secondary market and make more money , than promised by the builder. This is what we call an excellent return on investment.

All the details of the arrangement, made between the builder and the investor are captured in an agreement, more popularly called and Memorandum of Understanding, certified copies of which are kept with both the builder and the investor. In any case the investor’s interest is protected by the property documents as well. This module is highly successful and we recommend our clients to invest in such schemes, provided the builder has strong background and has proven track record.
